Service #1: File or take over your appeal:
This is where we file the initial property tax appeal or take over an appeal you have already filed. Either way, we handle it for you all the way until it is concluded. You do not need to have any involvement – we literally do everything that needs to be done.
**ATTENTION: Please read before signing up.**
- If this is your initial filing, it can only be done within 45 days from the date of your Annual Notice of Assessment.
- We cannot guarantee that an appeal will be filed if you sign up within three business days or less prior to the deadline. If the deadline is within three business days, please contact our office before signing up to ensure that there is time to file the appeal.
- New changes have been made to Georgia Code § 48-5-299(c). In previous years, any valuation established by an appeal action could not be increased during the next two successive years. Going forward, the new values will only be frozen if a decrease in value is achieved during an appeal. Values that are not reduced will not be frozen for the next two tax years. While the majority of our appeals do result in a decreased value, there are times when the County is able to create a more compelling case. We will remain, as always, committed to getting the best possible reductions in each of our appeal actions.
- In recent years, changes have been made to the Homestead Exemption rules that strongly favor the taxpayer. This is great news for Georgia taxpayers! Though property valuations continue to rise, tax burdens are kept in check. This means that appeal actions, while they do serve to reduce the valuation of a property, do not always significantly affect the bottom line in terms of tax dollar savings. There are some exceptions to the Homestead Exemption situation just described. If you have a property with a Homestead Exemption in place, it may be worthwhile to speak with one of our representatives to see if an appeal is warranted prior to signing up to receive our services. Service #2: Handle Your Appeal to The Superior Court:
If you have already appeared before the Board of Equalization and are dissatisfied with the results, we can file an appeal to Superior Court on your behalf or take over an appeal to the Superior Court that you have already filed.
